• Bidding your project and selecting a contractor: We will prepare a detailed Request for Proposal (RFP) outlining your project(s) goals and specifying standards that will be expected of the contractor. We will identify reputable contractors with experience in similar projects and request proposals on your behalf. We then review the bids and provide you with a detailed bid analysis, comparing costs and proposed timelines. We can assist in providing you with information, taking into account factors like qualifications, references, track record, and reputation so you can make an informed decision.

• Contract negotiation: Once you've selected a contractor, we will help you negotiate and finalize a contract that clearly outlines the project scope, deliverables, timeline, payment terms, etc. and make sure it passes review, by your legal counsel, so you know that you’re getting a fair deal.

• Project management: Monitor/document progress, track milestones, and ensure compliance with the project contracted specifications. Throughout the project, maintaining open and effective communication with the contractor is crucial. We will regularly communicate with the contractor to discuss any concerns, changes, or conflicts that may arise, and work together to find suitable resolutions. Additionally, we will consult with professionals such as architects or engineers, who can provide expert advice and guidance to ensure a successful outcome.

• Payment and documentation: We will maintain a clear and organized record of all project-related expenses, including invoices, and change orders. We will ensure that the payment schedule aligns with the progress of the work and ensure that the contractor is paid fairly for completed milestones. We will also provide photo documentation of the project because seeing is believing.

• Quality control and inspections: We will conduct regular inspections to verify that the work meets the required standards and specifications. Identify any deficiencies and ensure that the contractor rectifies them in a timely manner.

• Project closeout: Once the project is completed, we will review the final deliverables and confirm that they meet standards as well as contractual obligations. Conduct a final walkthrough with the contractor to ensure all issues or concerns were addressed. Ensure that all necessary documentation, warranties, and permit closures are obtained and properly recorded.
